Leasing & Application

What is the lease renewal process?

We will notify you approximately 90-120 days before your lease expiration with renewal options. To renew, accept the lease term offer you would like and sign your renewal agreement online.

What happens if my preferred apartment becomes unavailable?

Our leasing team will present you with comparable alternatives matching your preferences.

How long will the apartment I want be available?

Availability changes quickly! We recommend submitting your application as soon as possible. Contact our leasing office for current availability.

Can I request a specific floor or location?

Absolutely! We will note your preferences and our team will do their best to match you.

What condition will my apartment be in at move-in?

Every home is professionally cleaned and inspected before move-in. Please complete your move-in inspection within 72 hours.

Do any of your floor plans have a den or home office space?

Yes! Our 5-bedroom floor plan features an additional loft area and formal dining room that can be used as a home office, study space, playroom, or flex room. Additionally, any of our extra bedrooms can easily be converted into a dedicated home office, making all of our floor plans a great option for remote workers, students, or anyone needing extra workspace.

What is the typical ceiling height of your apartments?

Our apartments feature 9-foot ceilings throughout.

Which floor plans have the best natural light?

All of our floor plans are designed to maximize natural light with large windows and open-concept layouts. The amount of sunlight can vary slightly based on the home's location and orientation within the community, but every floor plan offers bright, welcoming living spaces.

Will I be able to see the actual apartment that I will be renting?

Yes! We will do our best to show you your specific home whenever possible. We typically tour a representative model home to showcase the community and floor plan features, but we are happy to arrange a tour of your exact unit upon request and availability.

What's the difference between your floor plan options?

We offer spacious 2, 3, 4, and 5-bedroom townhomes designed to fit a variety of lifestyles. While all homes feature modern finishes, attached garages, and open-concept living spaces, floor plans vary in square footage, bedroom count, bathroom layouts, and storage options. Some homes also offer additional features such as larger yards, premium locations, or upgraded views. Our leasing team would be happy to help you compare floor plans and find the option that best fits your needs.

What size apartments do you offer?

The Landing at Stone Chimney offers 3-bed, 4-bed, and 5-bed homes ranging from approximately 1,618 to 2,511 sq ft.

What times are available for tours?

Tours are available during leasing office hours:

- Monday-Friday: 10 AM- 5:30 PM
- Saturday: 10 AM - 5 PM
- Sunday: Closed

Do you require renter's insurance?

Yes! All residents must maintain renter's insurance with a minimum liability coverage of $100,000. Proof of coverage must be provided prior to or at move-in. We also offer coverage through Foxen.

Is my security deposit fully refundable?

Your deposit is refundable, minus any deductions for damages beyond normal wear and tear, outstanding balances, or cleaning fees. Refunds are processed within 30 days of move-out per applicable state law.

Do you require a security deposit? How is it determined?

Yes, a security deposit is required at the Landing at Stone Chimney. A standard security deposit starts at $500. Please contact the leasing office for more information on the deposit.

What is your move-out process?

Before moving out, please schedule a walkthrough, return all keys and garage remotes, and ensure the home and yard are in original condition. Deposit processed within 30 days per state law.

What is your move-in process?

On move-in day, you will meet our team to pick up keys, complete a home condition checklist, and review community guidelines. All move-in costs must be paid in full before keys are released. Return your inspection form within 72 hours.

What is the notice requirement to terminate my lease?

A written notice of at least 60 days is required prior to your move-out date. Please refer to your lease agreement for full details.

Is there a preferred employer program? If so, who are the preferred employers?

Yes! We offer discounts or incentives for employees of Novant Health, Brunswick Public Utilities/BEMC, and Brunswick Public Schools. Contact our leasing team to learn more about your exclusive benefit.

What lease terms are available?

We offer flexible lease terms ranging from 6 months to 24 months. Contact our leasing office for pricing by term length.

Do you offer short-term leases?

Yes! Short-term leases of 6-8 months are available at a premium monthly rate. Contact our leasing office for current availability and pricing.

What happens if I'm approved for an apartment but my roommate is not?

If one applicant is approved and another is not approved, the applicant may qualify individually if they meet income requirements on their own. Please contact our leasing office to discuss your options.

What is acceptable proof of income?

We accept:

- 3 of your most recent pay stubs
- Most recent tax returns (self-employed)
- Official offer letter on employer letterhead
- Bank statements from the last 6 months
- Other: Government benefits

What income is required to qualify?

Applicants must have a combined gross household income of at least 3 times the monthly rent. For example, for a $2200 apartment, a minimum income of $ 6,600 per month is required.

What all do I need to apply?

To complete your application, you will need:

- A valid government-issued photo ID
- Proof of income (see acceptable income sources below)
- Application fee of $75 per applicant- Admin fee of $300 per application

How long does it take for an application to get approved?

Most applications are reviewed within 24-48 hours of submission. Our leasing team will contact you with a decision and any next steps.

What does the application and leasing process look like?

Applying at the Landing at Stone Chimney is simple! Browse our available floor plans, select your preferred home, and click Apply Now to begin your online application. Once submitted, our leasing team will review your application and follow up within 24-48 hours. Upon approval, you will sign your lease electronically and pay your move-in costs to secure your home.

What happens if something breaks in my apartment?

Submit a maintenance request through your resident portal as soon as possible. Our team will address it within 1-3 business days. For urgent issues- water leak, HVAC failure-, call 910-222-8745 immediately.

What smart home features are available?

The Landing Stone Chimney includes/offers:

- Smart thermostat
- Keyless entry/smart locks
- ADT security system with video doorbell

Can I have shelves, curtains, posters, etc.?

Yes! Standard hanging using nails or small anchors is permitted. Excessive damage beyond normal wear and tear may result in deductions from your security deposit.

Can I paint my walls?

Paint requests require prior written approval. Any approved colors must be returned to original at move-out, or a repainting fee will apply.

Can I sublet my apartment or put it on Airbnb?

No. Subletting and short-term rental platforms such as Airbnb, VRBO, or similar services are not permitted per your lease agreement.

Can I have a grill on my patio/balcony?

Personal grills are permitted in your private outdoor space -- maintain safe clearance from the structure. All grills require 20 ft clearance. Electric grills are permitted.

Do apartments have patios/balconies?

Yes! All homes include a private fenced backyard. Some floor plans include covered patios and front porches.

What finishes and appliances come standard?

Every home at the Landing at Stone Chimney includes:

- LVP flooring in living areas; carpet in 5-bedroom homes.

Do your apartments have in-home laundry?

Yes! All homes include a full-size washer and dryer free of charge.

Do you offer furnished or corporate apartments?

Our homes are unfurnished. Our leasing team can suggest local furniture rental resources.

Amenities

When will I get access to amenities after move-in?

You will have full access to all amenities beginning on your move-in date.

Are there quiet hours?

Yes. Quiet hours are 10:00 PM to 8:00 AM daily. We ask all residents to be respectful of neighbors.

Is there somewhere for me to keep my bicycle secured?

Your attached garage is the ideal place to store bicycles securely.

Are there additional storage options?

Additional on-site storage is not currently offered.

Where do my packages get delivered?

Packages are delivered directly to your front door or to the mailboxes located at the front of the property.

Where do I take my trash?

Trash is collected curbside on Monday morning. Bins should be placed at the curb by 5 am and returned to your property after pickup.

Does the community offer on-site recycling?

While we do not offer community recycling bins, residents can easily arrange individual recycling service through Brunswick Utilities.

What is the parking like?

Parking is private to each home via your dedicated driveway and two-car garage, accommodating 6 vehicles. Your home's parking is exclusively yours -- there is no separate reserved parking program.

Do you have elevators?

No. As a community of single-story and two-story homes, elevators are not applicable. If you have accessibility needs, please contact our leasing team.

Do you have outdoor spaces or green areas?

Yes! Our community features a community green space near and around the pond and is available for all residents.

Can I reserve the clubhouse for a private party/event? If so, is there a cost?

No, we do not reserve the clubhouse for private events at The Landing at Stone Chimney.

What are the clubhouse hours?

The clubhouse is open during business hours.

What are the rules for the clubhouse amenities?

Amenity areas are for residents and approved guests only:- Guests must be accompanied by a resident- Clean up after pets in all outdoor areas- Observe quiet hoursFull community standards are in your lease and welcome packet.

What amenities does your community offer?

The Landing at Stone Chimney offers a variety of amenities designed to make everyday living more convenient and enjoyable. Residents can enjoy a scenic walking trail surrounding our community pond, professionally maintained landscaping at no additional cost, and full-size washers and dryers included in every home. Each townhome also comes equipped with an ADT Smart Home package, including a built-in video doorbell camera for added convenience and peace of mind.

Pet & Guest Policies

How long can a guest stay with me?

Guests are welcome to stay for up to 14 consecutive days or 30 days per calendar year without prior approval. Extended stays require written approval. Long-term guests may need to apply as an additional occupant.

Is there guest parking?

Yes! Guests may use your driveway. Please be mindful of neighbors and avoid blocking driveways or fire lanes.

What is your pet policy?

We welcome dogs, cats, birds, and fish.

- Max pets: 3 per home
- One-time pet fee per pet
- Monthly pet rent per pet
- Breed restrictions: Pit Bull Terrier, Staffordshire Terrier, Rottweilers, Doberman Pinscher, Chows, German Shepherds, Presa Canario, Akitas, Alaskan Malamutes, Wolf hybrids
- Yard responsibility: Residents must maintain a clean yard, including prompt pet waste removal. All pets must be registered.

Are pets allowed?

Yes! We allow up to 2-3 pets per home. Breed and weight restrictions may apply -- see our full pet policy.

Utilities & Payments

How long is the average maintenance request?

Standard requests are typically completed within 1-3 business days. Complex repairs may take longer -- we will communicate any delays. Emergencies are prioritized.

How do I submit a maintenance or service request?

Submit requests through the resident portal or call our leasing office. For emergencies, call 910-222-8745 immediately and use the directory for emergency maintenance.

Is maintenance offered?

Yes! Our professional maintenance team is available to assist. Standard maintenance Monday-Friday; emergency maintenance 24/7.

Who do I set up electricity with?

Electricity is provided by BEMC. Contact them at 1-800-842-5871. We recommend doing this at least 1 week before move-in.

Is Wi-Fi available in common areas?

Complimentary Wi-Fi is available in the leasing office.

Who are the internet providers?

Internet service is available through Focus Broadband.

Is the community wired for high-speed internet?

Internet is included as part of the service fee.

When/How should I set up my utilities?

We recommend setting up utilities at least 1 week before move-in:- Electricity: BEMC- Water/Sewer: Brunswick Public Utilities- Gas: N/A- Internet: Focus Broadband

Can I break my lease? If so, what are the stipulations?

Early termination is possible with 60 days' written notice. An early termination fee of 2 months' rent will apply. Please review your lease or contact our office.

What other fees am I responsible for?

In addition to monthly rent, residents are responsible for utilities (billed based on usage), service fee, and pet fees/rent.

When is rent considered late?

Rent is due on the 1st of each month. A late fee of 5% will be applied if rent is not received by the 5th of the month. The late fee will post on the 6th.

How do I pay rent?

Rent can be paid securely through our Online Portal using debit, credit, or ACH bank transfer.
